Fellow River Club property owners,

We’ve gotten a few emails and calls, so we wanted to provide an update on the status of a few ongoing projects and our annual dues. In the future, updates will most likely come through the new community portal, but our existing River Club website will stay up and will link to the new portal for owner access.

Annual Dues and Sentry Management Onboarding

Our new property management company Sentry Management sent out postcards (they call them “payment coupons”) for River Club annual dues about a week ago, so they should be hitting all our mailboxes any day now. These payment coupons have your account number on them, which is what you will need to register for an account and pay your annual dues (and mowing fees if applicable).

Road Repair

Funds were allocated at the annual meeting to pay for coring samples to determine if the subgrade was contaminated. The board gave the geotechnical engineering firm CMS the go ahead and you may have noticed them drilling 30 holes throughout the community two weeks ago. The vast majority of the samples did come back contaminated, unfortunately. We will be meeting with CMS to get further details on what that means for the type of repair necessary and what the next steps are to move forward.

Covenants Update

The existing covenants are set to auto-renew in June of this year. The recommendation we received was to wait until after that date to amend the covenants, because we will only need 3/4 instead of 9/10 of property owners to pass the amendments after that date. We will be calling for a special meeting to discuss and vote on amendments to the covenants later this year.

Annual Meeting Update

As many of you know, Manley Hodges stepped down from the POA board after many years of service to our community. The rest of the board was nominated for reelection and we had four new nominations for board seats. Since we are all on one-year terms, the vote was for all nine board seats. The result of the election was as follows:
